Description
This is what beach vacations are made of-right on the beach giving you a feeling that you have your own secret getaway. Our three bedroom home is complete with everything you need-fully stocked, wifi, located near to both historic St. Augustine and the surf town of Flagler Beach. Grab a book or get ready to make lifelong memories. Close to golf, fishing, sightseeing, shopping, nature and dining, if you want fun-in-the-sun you have found your spot. Unit has private entrance and is a huge townhouse directly on the beach. Patio/Deck is shared. Please be sure to go 5 mph down the dirt road to the property.
Damage Waiver Disclaimer:
I. AGREEMENT
On behalf of Salty Dog Vacations, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property.
Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $2,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.
This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement.
II. EXCLUSIONS
This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of God
2. Prior damage, cosmetic damage, or normal wear and tear
3. Theft without a valid police report if over $250
4. Loss of use of the vacation rental property
5. Rodent, termite, infestation, or wild animal
6. Damage to a motorized vehicle
7. Fine art, collectibles, or sets of items
This Waiver will not pay for damage or theft of property owned by You.
This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.
III. CONDITIONS
Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.
This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.
This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.
Waivo will not respond to damage or theft under $50 US dollars.
If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.
IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.

Our stay at Tipsy Turtle was all we'd hoped it would be. Beautiful sunrises, nice private beach, and a comfortable, clean house to relax in. The kitchen is well outfitted with all the cookware and appliances a cook needs on vacation too. We tried out Commanders restaurant and Captain's barbecue nearby. While not the Ritz, (but lovely renovations soon), the Tipsy Turtle was spiffy clean. Eric and Cambria were as accommodating as could be. Although the appliances and some of the furniture pieces are dated, we found everything was functional. The ocean view from the Turtle is unmatched, just beyond beautiful. We saw dolphins several times! Our drive to the St. Augustine attractions was approx. 35 minutes, to Buccees in Daytona Beach about 30 minutes. Located on the beach
Check-in easy. Quick communication with Krista. Duplex is located on a beautiful, private beach. Beautiful sunrises. The air conditioner works awesome! There's plenty of dishes and utensils. The master bed is very comfortable. There's plenty of towels and washcloths. The exterior could use a lot of repairs, paint and cleanup under the decks. The shower on the deck needs replaced. The mattresses in the other 2 bedrooms need replaced. One of the beds make noise every time you move. The shower curtain in the hall bathroom needs replaced. In general, we absolutely loved the Tipsy Turtle! We loved being able to walk out the back porch and onto the beach! It was awesome listening to the ocean as we went to sleep. The only issues we had were the door code didn't work at first trying to enter the house and the WIFI wasn't working to connect to our phones. The steps from the walkway over the dune were missing. The locals said it has been laying about 10 houses down the beach since October. The ceiling fan on the deck was broken off. There were pans in the cabinets that still had grease on them. I would not go back to a salty property. The guests in the unit next to us had to call to get in just like us.Dean P - Posted: 2/11/2025

The beach walkway steps have since been repaired, so guests can now enjoy direct access without any issues. We’re sorry to hear about the ceiling fan and the pans in the cabinets. New fans have been installed on the deck, and our team has addressed the kitchen items to ensure they’re properly cleaned before every arrival. As for the check-in concerns, we understand how frustrating it can be when access is delayed. We have since installed new electronic door pads at this property to make entry smooth and easy for all guests. We appreciate your comments and will continue to make improvements based on guest feedback. Pros: This is a beautiful, big beach cottage; peaceful area. Message to Host did get a response to a request for 2 potholders, kitchen towels, and small plates, as there were none. Cons: Only provided 2 dishwashing pods, 2 kitchen garbage bags, and 2 laundry pods for 4 guests for 8 days. Would have been a perfect rental if messaging had been responsive to our one complaint. I believe they use a Bot. First impression of this lovely house was overflowing garbage + recycling bin in the carport. Apparently, pickup is Mon/Thurs and maintenance could not be bothered to remove or at least tidy up previous guests’ mess before we arrived on Friday. Took two messages and two days to get a response. We were then informed that maintenance would put out on the street for Monday pickup. He arrived too late and implied we should have hauled previous guests’ bin to street. He took some of the garbage with him, but left overflowing recycling crate. I was not aware of these issues happening so my sincerest apologies as we want everyone to always have a wonderful 5-star vacation and waiting 2 days for a response is not acceptable. I am going to dig into this today to see where the breakdown was so that it can be fixed and will speak with maintenance about why he did not at least tidy up the trash area (we don't have the capacity to do garbage runs for household trash but leaving it a mess is definitely not the answer. The view and access to the beach is superb. However, several listed amenities were not provided: no gas grill, no cleaning products, no snorkeling equipment, patio furniture shown in pictures was non-existent. Heat pump didn't function properly. TV blacks out intermittently. In addition, several things needed maintenance: rusted light fixtures in bathrooms, rusty hole in grill on fireplace, and utility room door won't close. Chairs and sofas creak badly when used. Four wicker chairs around dining table didn't belong. (These were pictured on the upstairs balcony, which was bare.) The king bed in the master is over 36" tall and unsafe (a step stool is needed to get in/out). The washer/dryer are ages old and different brands. The utility room has junk stored floor-to-ceiling in an unused shower. The provided patio furniture consisted of: 2 tall bar plastic stools, a normal-height plastic table, two low-height side tables. Hey Melissa thank you for the feedback so we can improve in areas needed. The grill is a propane tank, which is considered gas. We do not keep cleaning chemicals/solutions in the home as they are hazardous for children staying. Not sure what you meant by heat pump functioning, it is a large property with multiple bathrooms and it does take the water a minute or so to get hot but it is functioning. The light fixtures have been repaired, unfortunately anything metal inside or outside gets rusted more easily on a home directly on the beach. The utility room doors on both side of the property do close, we keep them open so you can clearly see the washer and dryer, but hopefully that doesn't ruin anyones stay. The sofas and chairs have all been repaired or tightened since your stay. Guest move the chairs around the property to suit their needs, which we totally allow. The king bed in the master has never received a height complaint until this review, and we have been renting this property for a few years now. The utility room has beach toys to be used by guest and the owners do use as storage in the extra showers which are covered by curtains and not listed as an amenity in the listing for this purpose. The washer and dryer are older and different brands as this is a vacation rental house, but they are functional. The patio furniture has been updated this past Spring (2024) and there are new loungers and andirondak chairs with awesome cushions to use now. This is an older beach house, not advertised as brand new but we do maintain the property and are quick to respond to any issues or feedback to improve the guest experience, so we appreciate the feedback as there is always room for improvements. Location truly makes this property stand out! The highlight is its convenient access to the quite stretch of beach. During our stay in early January, the beach remained uncrowded for most of the day. The property's proximity to a State Park added to the tranquility, especially during morning walks. For avid shell hunters, the rocks approximately 1/2 mile north of the property offered a plentiful collection. Another standout feature was the management company's responsiveness to our minor needs, contributing to a positive experience. On the downside, we found the house to be somewhat dated and would recommend much-needed refurbishing. The outdoor furniture could use replacement, and it's worth noting that the master bedroom bed is quite high (36"+), requiring a stool for older individuals. We appreciated the location of the place as it is not overly populated and, for the most part, you feel like you have a beach to yourself. Communication from property management was excellent, as there were a few items that needed to be addressed and they were handled quickly and professionally. And as soon as you will look out side the window I am sure you will forget everything and will get indulge in mesmerizing outside ocean view. Best Beach We’ve Found Anywhere
You can’t beat this beautiful old style beach house located right on Flagler Beach in the Palm Coast area of Florida. The outside deck area is a terrific place to enjoy a refreshment and soak in the lovely sights of the Atlantic Ocean, particularly, right at sunrise. Clean, comfortable beds and lots of clean towels made our stay a very pleasant one. The beach right in front of the house is absolutely fantastic, with beautiful views north and south and constant rolling waves singing the song of the ocean 24/7/365.
